Commercial Asphalt Paving...Whether you need brand new asphalt installation, total reconsturction, removal and re-pave, or an overlay -- We're your one-stop source. Asphalt Milling/Pulverization...In an instance where the sub-base under the current pavement has failed or the current pavement has become too deteriorated, the right method would be to mill & re-pave. This involves milling up the existing deteriorated asphalt pavement and fixing any sub-base failures/problems, re-grading/leveling, mill or pulverize, and then paving with 2 layers or “lifts”. Again, the depth of those layers can only be determined after the type and volume of traffic has been identified.

 

Asphalt Patching...The remove and replace (R & R) method is the time tested way of repairing asphalt pavements. R & R methods are more time consuming, require more manpower, expensive equipment, and more material and therefore cost more than infrared repairs. Instead of heating the existing asphalt to be repaired we actually remove the area entirely and replace it with new asphalt from the plant. The major advantage rip-out has over infrared is the ability to see the sub base (gravel or dirt) and determine if it is the reason for the asphalt's failure in that area. Typical repairs can also be repaired by the rip-out method. The sub base can then be examined upon rip-out to determine its condition. If the sub-base is the problem, then it can be repaired as well, thus greatly reducing any potential reflection cracking or future failure.

 

Infrared Patching...Infrared repair* is a cost effective method of asphalt repair. Infrared repair techniques are faster than cutting out and replacing asphalt and they produce "seamless" perimeters. Infrared machines warm the existing asphalt in and around the repair area to over 300 degrees Fahrenheit (the same temperature that new asphalt is manufactured at the plant). The soft asphalt can be scarified to mix with fresh asphalt as needed, and then compacted. This is an attractive repair that has recycled the existing asphalt.

...Michigan asphalt pavement should be sealcoated within the first year it is paved. Sealcoating is the first step involved in protecting your asphalt pavement. Simply put, it safeguards asphalt by placing a protective barrier on the surface and slows pavement deterioration. This service, like most asphalt maintenance, needs to be re-applied on a regular basis - usually every 2 to 3 years depending on traffic volume. There are many benefits to sealcoating your asphalt pavement. The most obvious benefit is beautification, the “like-new” appearance it gives, however there is much more to it than this.

Our coatings are specifically designed to protect bituminous pavements which help protect against the damaging elements of weather, UV rays, water, gas, petrochemicals and salts.

Asphalt sealer can be applied by broom or spray methods, depending on the surface and individual needs of the customer. We order our sealcoating material in bulk and it is mixed at our facility to optimal specifications. We add silica sand for a skid resistant surface, and a latex additive to reinforce the properties of the sealer. The latex additive helps the material to dry faster, increases toughness and flexibility, and improves gas, oil and chemical resistance's.

One of the challenges with sealcoating is that while it has been available for more than 50 years, some contractors tend to use it as a "fix-all". Sealcoating doesn't rejuvenate pavement.
Sealer is merely a protective coating applied to the surface of the pavement. It does not enhance or bring back to life any pavement characteristics.

Sealer doesn't provide structural improvements.
Unlike a patch or an infrared repair, sealcoating does not alter the soundness of the pavement structure in any way. Sealcoating is not pavement repair. Sealcoating is a pavement maintenance approach. It is used on essentially sound pavements to enhance their appearance and slow deterioration.

Sealcoating doesn't repair cracks.
Cracks in asphalt pavement need to be repaired properly with hot rubber repair material. Sealcoating can fix hairline cracks but is not designed for larger cracking.

Sealcoating doesn't make pavement more pliable.
Asphalt is considered a flexible pavement because of the nature of asphalt itself. As it ages it becomes more brittle and subject to cracking. Sealcoating helps the asphalt mat resist this aging process so it retains its flexibility longer.

All sealer and contractors are not alike.
Property managers should do their homework to ensure contractors are using a commercial grade material that meets all Federal specifications. The material should include additives that increase the toughness, flexibility and durability of the coating along with sand to improve the skid resistance. Contractors should have on-site tank systems that provide agitation to the material, ensuring additives and sand stays properly mixed and suspended before and during the application.

 

Commercial Crack Repair & Routing...There are many causes of cracks in asphalt pavement such as oxidation from the sun, water penetration, freeze/thaw cycle, and a poor paving job are the most common. Proper repair will prevent water from penetrating the crack and provides a seal between the crack and the sub-base. Small cracks in concrete or asphalt surfaces can rapidly turn into major hazards especially when water seeps into the subsurface; it freezes, thaws, and refreezes causing the subsoil to expand, contract and consolidate, and soon the area around the crack is undermined and deteriorates rapidly. What can easily be handled as a small repair job can develop into a large-and costly-reconstruction project.

...Routing is a service that makes crack repair last longer, however it can only be done on cracks that have not been sealed with rubber previously. A mechanical crack routing machine widens the crack to provide an adequate reservoir for the sealant. This ensures that there is a sufficient amount of rubber in every foot of the crack.

...The next step is clearing the crack of dirt, debris and vegetation. A heat lance may be required to remove heavy vegetation and in certain situations weed killer may be applied as necessary to prevent future vegetation growth.

...The final step is sealing the crack with our hot-applied rubber sealant. The rubber is melted down from bulk brick form in a large thermostatically controlled melting kettle and applied in a variety of applicator machines while still in its molten form. This final product is a flexible crack sealed from dirt & water that will expand and contract with the extreme range of temperatures we face in Michigan.
